Definition

Spread is the difference between the return rate on a capital deployment and the interest rate on the policy loan that funded it. A positive spread means the deployment earns more than the loan costs. Spread is one metric among several — capital velocity and restoration discipline are equally important.

Spread is the same concept banks use to generate profit — the difference between what they pay depositors and what they charge borrowers. In whole life banking, the practitioner is the bank: the policy loan rate is the cost of capital, and the deployment return is the income on that capital. The spread is the difference.

Why It Matters

Spread quantifies the financial result of each capital deployment. It tells you whether a deployment is generating more than it costs to fund. However, spread is one data point among many — a deployment with a narrow spread but rapid capital return may contribute more to capital velocity than a deployment with a wide spread that ties up capital for years.

Spread = Deployment Return Rate − Policy Loan Rate Example: 12% rental return − 5% loan rate = 7% spread

The basic formula is straightforward: deployment return rate minus policy loan rate equals spread. If you deploy $100,000 from a 5% policy loan into a rental property earning 12%, your spread is 7%. That 7% represents the additional return you earn above the cost of the capital.

In practice, spread calculations can be more nuanced. The deployment return may not be a simple annual percentage — it could include cash flow, appreciation, tax benefits, or other components. Similarly, the loan cost includes not just the stated rate but the impact of capitalized interest if the loan is not serviced.

It's important not to chase spread at the expense of other system metrics. A deployment earning a 15% return means little if the capital is tied up indefinitely and never restored. The banking system's strength comes from the cycle — deploy, earn a spread, restore capital, redeploy. The speed of that cycle ( velocity) and the discipline of restoration are equally critical measures of banking system health.
